*Management retains the right to enter at any time, without notice, to any apartment unit for the purpose of inspecting the premises for any reason.
1. *Use or possession, while on Avalon property or in an apartment: of any kind of illegal drugs in any form, purchasing alcohol for a minor and smoking in the apartment will result in immediate eviction. No second chances or warnings!! No smoking on the Avalon Property (you must be 20 ft. off the property – across the street), No firearms, or fireworks, no paint ball guns, no dry ice bombs, no incense or candles, shall be permitted, in the apartments, on the balcony, in the parking lot, or anywhere else on the property and may result in eviction.
2. *ALL guests staying longer than 2 days must have prior written approval of Management. Authorized guests are subject to the same rules of conduct as outlined in this contract. All guest must park on the street, as parking lots are for tenants only.
3. *Each apartment will be inspected on a regular basis to check for general cleanliness, necessary maintenance and to determine the extent of any damages, missing improvements or improper use. The apartment is to be kept clean and presentable at all times. If the apartment is not clean, all tenants will be given a 24-hour notice to correct the problem. If tenants still do not comply a fine will be issued.
4. *Tenants must inspect their apartment upon occupancy. All tenants accept the apartment (as is) unless pre-existing damages are reported in writing to Management within 5 days of occupancy (use Move-in worksheet). Tenants shall be responsible for all damages thereafter within their apartment. In cases of severe damage, management reserves the right to demand immediate repair and payment from tenant
5. * Any re-painting or other permanent redecorating of the apartments will not be allowed. No writing on doors, or walls will be permitted. A $25.00 fine will be assessed for toilets clogged by bottles, cans or other inappropriate items, or for garbage disposals stuck from coins, rocks, metal, etc.
6. *One key to your apartment’s mailbox will be provided per apartment. Each tenant will receive one apartment key. Apartment or mail replacement keys from Landlord will cost $20.00 each.
7. *No tenant may change apartments without first receiving permission from management. From time to time, it may be necessary to move tenants to another apartment to accommodate remodeling, cleaning or roommate compatibility. Management reserves the right to change your assignment, if necessary.
8. *If you are to use / rent Avalon beds you are to bring a mattress cover or bed pad for your twin bed. Sleeping on a bed without a proper mattress cover will result in a fine. Tenants are to provide their own shower curtains, shower rods are provided.
9. *No oil changing or any other mechanical work on cars, motorcycles etc. will be allowed on the Avalon property. You may not wash your car on the property.
10. *No barbeque grills of any kind are allowed in the apartments or on the balconies. You may use the barbeque by the pool that is provide for tenants only. Tenants must clean the barbeque after each use. Please inform us if the propane is out.
11. *The Avalon Apartment’s pool is for paying tenants only. Tenant must bring their own key for the gate, only one key per apartment will be issued. If you would like to invite a guest please approve it with Management first. No climbing over the fence. Tenant agrees to follow posted pool rules, thong bikinis or Speedos are not allowed. Please clean up after yourself.
12. *Pictures or posters must be attached to the walls with pins only, no tape of any kind. All holes larger than pin size, such as nail holes will be fined at the rate of $3.00 per hole. No privacy locks are allowed on interior doors.
13. * Animals or pets of any kind will NOT be allowed in the apartments, this includes but is not limited to dogs, cats, fish, birds and reptiles.
14. *No tenant may interfere with the peaceful enjoyment of the residential rental unit of another tenant at any time of the day or night. Quiet hours begin at 10:00 p.m., after this time no, yelling, horn honking, music or any other noise that causes a disturbance will be allowed. This is to show consideration for others who live here, Please be respectful of your neighbors at all times. All tenants are expected to respect the rights of other tenants and their privacy.
15. *Tenant shall not climb in or out of windows, or remove window screens, or climb up or down patio railings mounted around balconies.
16. *No water balloons. Any person caught throwing or possessing water balloons will be fined and risk losing the security deposit if all debris are not cleaned up.
17. *NO littering on the property. If you are caught littering there will be a $40 fine. This
includes cigarette butts. Tenants are expected to keep the stairwell by their apartment clean
and free of debris. You may be fined if you leave trash in the stairwells.
